What we mean by second home here

A house used mainly on weekends or seasonally, typically in Dutchess, Ulster, Columbia, Greene, Northern Westchester (including Bedford and Pound Ridge), and parts of Litchfield/Fairfield where the same buyer is comparing. Not the Hamptons. Not a Manhattan pied-à-terre.

How this differs from a primary

Different buyer map, different showing calendar, different story (land, water, village, quiet). Do not price it as if the last city-cycle bid still applies.
